I've updated my tour of Heeney Colorado. It's a small community in the shadow of the Gore Range and on the shores of the Green Mountain Reservoir. Located at the far northern end of Summit County, Colorado. A wonderful spot for outdoor activities and to get away from the crowds.
Here's a list of some of the local highlights
Hiking Eagles Nest Wilderness area.
Camping, over 10 primitive campgrounds around the reservoir.
Fishing in the Blue River, the reservoir or at Cataract Lake a natural glacial lake.
Wind surf on Green Mountain Reservoir.
Water-ski Green Mountain Reservoir.
Jet-ski Green Mountain Reservoir.
Hang glide from the Blue Ridge above Green Mountain Reservoir.
Heeney is a small community of about 120 full time residents. In the summer the population swells, many of the homes are occupied during the summer. The businesses are orientated to the summer resort.
Heeney Marina is open in the summer. Their web site is www.heeneymarina.com.
The Green Mountain Reservoir is used for water storage. When full the elevation is 7950, here is a link to a state web site with information on current levels.
Green Mountain Inn restaurant and bar is currently closed.
You can get ice, some supplies and liquor at, Master Bait and Tackle.
Melody Lodge is a small convenience store and cabins located where the Blue River runs into the Green Mountain Reservoir.

Heeney listings update
I just listed a newer home in Heeney. It has two bedrooms, a loft, den and game room and 1 3/4 bath. Great views and a garage, built in 2006 and I don't think I've seen a home with such nice finishes. Priced at $399,000. More info on my web site and below is the YouTube video.

Home Market Update
Here’s an update on the home market in Dillon, Frisco, Keystone, Silverthorne, Heeney and Blue Valley Acres. We have lots of choices.
Dillon:
The Dillon area consists of the town of Dillon, and several unincorporated neighborhoods. Some of those neighborhoods are Dillon Valley and toward Keystone, Corinthian Hills, Summerwood, Summit Cove, Whispering Pines and Soda Creek.
Very few single family homes are for sale in the town of Dillon, but the surrounding neighborhoods of Dillon Valley, Summit Cove, Soda Creek and Whispering Pines have many options. There are 84 active listings of half duplexes and single family homes in the Dillon area. Of those the lowest price is $300,000 for a three bedroom half duplex in Summit Cove (five minutes to Keystone). Eleven homes are listed for a million or more. Five homes are currently pending. Looking back over the last year, 47 single family homes and half duplexes have sold, the lowest price was $265,000, twenty sold between 3 and 4 hundred thousand and the highest price was $849,000.
Frisco:
Frisco is a historic town in the center of Summit County located on the west side of Lake Dillon. Where Dillon is known for its sail boats and regattas the Frisco end of the lake has lots of islands and quiet coves. Frisco does have its own marina too. Over the years I’ve met a lot of buyers who really wanted to own in Frisco because of the central location and the “cute” Main Street. Frisco is also the closest town to Copper Mountain Resort.
In single family homes and half duplexes sixty (double what was for sale this past winter) are for sale priced from $310,000 to $1,995,000. In the last year 39 single family homes and half duplexes have sold with prices ranging from $199,481 for a 2 bedroom deed restricted half duplex to $1,600,000 for a six bedroom home built in 2003.
Keystone:
Keystone homes and half duplexes start at $269,000. for a 2 bedroom one bath cabin in Loveland Pass Village (walking distance to the slopes) and go up to $4,500,000. Right now there are 56 homes listed for sale. Many of those homes are in Keystone Ranch backing to the golf course. In lasts 12 months seventeen homes have sold 9 of those were a million or more.
The small mining town of Montezuma is east of Keystone about 10 miles. Homes appear in the Summit County MLS under the Keystone area. Right now there are two homes for sale; the lowest price is $514,000 for a 2 bedroom home right on Peru Creek.
Silverthorne:
Currently there are 153 homes and half duplexes for sale in the Silverthorne area. I’ve listed a great three bedroom home near the Blue River for $524,999. The prices on homes range from $219,900 to $3,995,000, sixteen are pending. Ninety-seven homes have sold in the last year, prices from $242,000 to $1,865,000.

If you are willing to drive north of Silverthorne about 30 miles to Blue Valley Acres (which is just into Grand County) or 25 miles north to Heeney on the Green Mountain Reservoir you can get a lot more for your money.
Right now there are seven homes for sale in Blue Valley Acres. The lowest price is a three bedroom home for $239,000 and the highest $389,000. In the last year five homes have sold per the Summit County MLS. The most expensive sold for $286,500 it was a 3 bedroom 2 bath 1400 sq ft.
In the Heeney/Green Mountain Reservoir area (24 miles north of Silverthorne) there are eight homes for sale. (The most I can ever remember at one time) Prices range from $97,000 for a 1 bedroom bank foreclosure to $595, 000 for 3 bedroom 2 bath over 3000 square foot home. I have one listed that is a great 3 bedroom 2 bath almost right on the lake for $365,000. In the last year 4 homes have sold ranging from 230,000 for a 3 bedroom A-frame to $495,000.

Spring Time at Green Mountain Reservoir
The ice is off Green Mountain Reservoir! Finally we have a real sign of spring after 15 inches of snow on April 29th. Don Abbott at Heeney Marina has the gates open if he is around to inspect the boats (I’ve already seen one out there), the official opening date for the Marina is May 15th. Sounds like fishing has been pretty good from the bank too.
The forest service has published their plan for the improvements. Here’s a link. They will not be putting in the electric power or water wells. They will be putting in host sites, adding and moving camp sites, making highway 9 improvements and putting in a boat ramp at Cow Creek South campground.

Heeney Foreclosure
We don't have very many foreclosures in Summit County. Having one in Heeney is very rare- in fact in my 23 years in real estate, I can only think of two. The current foreclosure is not listed by me, but I can sell it. It's a small "apartment" over a giant garage, on over a acre of land. I've been told that the price may come in around $100,000, if so, that's a real good price, because just the land is probably worth more than that. The last land sale was a third of an acre for $105,000 and that was two years ago. The structure is nothing to get excited about, very poor condition, no appliances or carpet. I'm told it will need a new septic. If someone is willing to take on a project- this will work. Open House this Saturday in Heeney
Gosh, where have I been? It's been a while since I posted anything here. That's the thing about living in Colorado, sometimes the fun gets in the way of work. A weekend in Aspen - fun and the next weekend in Denver going to baseball games.

Silverthorne Market Update

Here’s what’s going on in the Silverthorne real estate market. In general Silverthorne and the Wildernest area are where you will get the most for your money in Summit County. The lowest price for a condo is $1139,900, it's a studio unit in Riverbend Condos. Right now 158 condos and townhomes are currently for sale in Silverthorne including Wildernest (above Silverthorne to the west). Prices go up to $779,000 for a new three bedroom townhome. Fourteen are pending and 109 have sold last year. Those prices ranged from $110,000 for a studio condo up to $590,000 for a three bedroom townhome built in 1999.
This year the market for single family homes and half duplexes has slowed down; what a great buyer’s opportunity with lower interest rates and lots of choices. There are 190 homes and half duplexes for sale in the Silverthorne area. The prices on homes range from $285,000 to $3,995,000, seven are pending. Seventy-eight homes have sold in the last year, prices from $295,000 to $2,550,000.

Heeney Road Clean Up Tomorrow
The Lower Blue Fire Protection District with the help of Summit County Road and Bridge is sponsoring a Heeney Road Clean up and Community Center fix up on June 6th. Everyone meet at the Community Center at 9AM. After we are finished we'll have hot dogs for lunch.
